• Site & Surroundings

Surface water drainage, fencing, retaining walls, and any other structures within the property boundary, within 30m of the main building.

• Roof Exterior

  Roof cladding, flashings and penetrations, fascia and eaves, gutters and downpipes. We assess for damaged or corroded cladding, compromised waterproofing, and other issues that could lead to water ingress or timber pest activity.

• Exterior

  External walls and cladding, paintwork, joinery, balconies, decks and pergolas, carports and garages, driveways, paths and retaining walls. We look for damage or degradation of building components, drainage issues, structural movement and timber pest activity, both present and past.

• Interior

  Walls, ceilings and floors, windows and doors, stairs and built-in fittings, wet areas (bathrooms, toilet, laundry, kitchen), and internal structural elements. We check for cracking, movement, moisture damage and degraded finishes of internal building elements and evidence to timber pest activity.

• Roof Space

  Framing and trusses, insulation and sarking, other components within the roof space and timber pest activity (visual only). We inspect the roof space from a ladder.

  Sub-Floor

  Stumps and piers, bearers and joists, bracing, ventilation, drainage, and plumbing. The sub-floor is one of the most commonly neglected areas of a property and can reveal foundation movement, inadequate support, moisture problems, and timber deterioration. We physically enter the sub-floor area wherever it is safe and accessible.
